    Landlord EICR requirements in England

    An EICR helps you understand the condition of a rental property’s fixed electrical installation. This guide summarises key requirements for covered rented homes in England; the official guidance explains scope and exemptions.

    When is an inspection needed?

    Covered installations must be inspected by a qualified person at intervals of no more than five years, or sooner if the report specifies. Check the report’s next inspection date.

    Who needs a copy?

    Give existing tenants the report within 28 days and new tenants a copy before occupation. Supply it to the local authority within seven days of a request.

    What if work is required?

    Complete required remedial work or further investigation within 28 days, or the shorter period specified. Obtain written confirmation and supply it, with the report, to tenants and the authority as required. Dangerous findings may need immediate action.

    Does this apply to every home?

    Owner-occupied homes are different. The rules now also cover social housing, with transitional arrangements. Check the current guidance for your tenancy and circumstances.
